Flats With Short Leases

A flat with a short lease isn't going to be the easiest type of property to sell particularly if the flat in question has a short lease of say under 50 years. This type of property is going to be very hard to raise finance against and will only be of interest to cash buyers or to an investor that is not going to rely on a bank for funding.

The simple fact that the lease is so short takes it out of the reach of you average buyer. The reason for this is quite simple in that it is going to be expensive getting the lease extended and the shorter the lease the more expensive it is going to be.

There is also the possibility that you will not be able to agree a price for the lease extension and will more than lightly have to go the the Leasehold Valuation Tribunal to ask them to decide on the cost of the extension. All of this costs money and you will be responsible for the costs of all parties if you bring the claim against your landlord.

You will have to bring a claim against your landlord if you do not agree with the price they want for the extension which is why many lease extension claims end up in court. Unfortunately leaseholders and freeholders have different ideas over lease extension valuations and the claimant will have to pay the court costs whether or not they win or lose.
